Acquisition Finance

Site acquisition finance with rapid valuation based approval process and project specific LVRs, allowing developers to bid on an unconditional cash basis.

Construction Finance

Construction finance with tailored LVRs and covenants reflecting the quality of the site, the market, the complexity of construction and the proven capability of the developer.

Residual Stock Financing

First mortgage lending against completed Land Lots, Townhouses and Apartments that are either sold but not yet settled or yet to be sold. This finance allows the developer to free up equity within an existing project to deploy on new acquisitions or for the completion of other projects.

We provide registered first mortgage funding for property development purposes from site acquisition, to construction finance and residual stock financing.

We are led by highly experienced property development executives and as such we are able to better assess risks and returns to provide funding on loans with Loan to Value Ratios and Covenants that are reflective of the specific project’s risk profile.

We are primarily a first mortgage lender although we will co-invest with developer lenders, if equity is required and the risk assessment warrants.

The focus of our lending strategy is Australian East Coast capital city projects with the facility at a scale of between $4 - $70 million.

Solido Capital is not a mortgage broker, it is the ultimate lender to developers utilising its own funds.
